Minimum Rental Criteria


To maintain a safe, clean, comfortable environment for all of our tenants, we require the following minimum criteria for all applicants.

  • Minimum Income: 2.5x the monthly rental cost
    • Income must be verified via pay stubs and/or supporting documents from other income sources. This amount may vary based on the listed rent price.
  • Minimum Credit Score: 520
    • Scores below 620 may require an additional security deposit
    • Scores below 580 may require a co-signer
    • Some listings may require a higher minimum credit score, and will be noted in the listing under Current Vacancies
  • No Criminal History
    • This includes any criminal conviction related to property damage/destruction, arson, assault/murder, or crimes that would require you to register as a sex offender.
  • No History of Judgements in Previous Rentals
    • This includes any evictions, liens, garnishments, or failure to comply with lease terms at previous residences.

Any adult resident must apply for the unit, and Rackhouse Management will perform a full background check on all applicants, including a credit check, criminal history, eviction history, and reference checks.

Typically, the first month’s rent and a security deposit equal to 1 month’s rent, in the form of certified funds, will be required prior to move-in. Additional fees may be required. We use online portals for maintenance tracking, most communications, and rent payments, with at least 1 no-fee payment option available.

We treat all applicants fairly and equally in accordance with fair housing laws in our region, state, and by federal authorities. If you are denied residency for any reason after submitting an application, we will provide a letter of adverse action explaining why your application was denied. We’re people too.
